Rental Information Guide



 
Cancellations
    In cases of cancellation, no refund of rents will be made until the cancelled period is re rented and confirmed. If the cancelled period cannot be re rented, no money will be returned. If the cancelled period is re rented, any rent monies paid will be refunded to you, less a $75 fee. All cancellations must be in writing.

Check-In
    Check-In time is after 3:00 PM. Upon arrival, please pick-up the keys to your property at your check-in office. PLEASE NOTE: THERE WILL BE NO ARRIVALS PRIOR TO 3:00 PM PERMITTED.

Check-Out
    Check-Out time is before 10:00 AM. Upon check-out, please leave dishes washed, trash removed, and the unit in orderly condition. Return all keys to your check-in office. Failure to comply with these requests may result in deductions from your security deposit.

Cleaning Charges
    A cleaning charge, usually $85, is charged on all rentals.

Damage
    All breakage and rental damage during your occupancy must be reported to this office. Tenants are responsible for and are expected to assume liability for any damage to the rental and its contents, other than normal wear and tear, during their occupancy. Units with security deposits will be inspected carefully after your departure, and your deposit will be adjusted if any damage is found.

Family Groups Welcome
    We maintain a family atmosphere for the quiet enjoyment of our guests. We do not allow fraternities, sororities, or school groups under any circumstances. ABSOLUTELY NO HOUSE PARTIES ARE ALLOWED!! Should a group misrepresent themselves, it will be required to vacate the premises immediately without refund of rent.

Items Left At Rentals
    Sandiegovacation.com will not be responsible for personal items left in the unit. A $15.00 service charge and COD costs are required if you request Sandiegovacation.com to pick up and mail items left in the unit. Any items found in units that are not claimed within 30 days will be donated to charity.

Maid Service
    In addition to the regular cleaning done before your arrival and after your departure, we are pleased to offer you the convenience of maid service during your stay. Our cleaning service cost is a minimum of $20.00 (depending on size of rental unit). Call our office for details and arrangements. There will be no complimentary scheduled cleaning during multiple week stays.

Maintenance, Refunds
    All equipment in each rental should be in working order. Please report any inoperative equipment to our office promptly! We will make every reasonable effort to have the problem corrected. Under no circumstances will there be a reduction of rent for any mechanical failure of air conditioning, dishwasher, washer, dryer, appliances, TV, VCR, SPAs, or Swimming Pools.

Messages and Mail
    Messages and mail can be received through and picked up at our office. We do not deliver messages, except in case of extreme emergency (death, accident, serious illness). After hours emergency calls should be directed to our emergency number (619)429-4295.

Occupancy
    The occupancy limit of each property is clearly stated on your lease regardless of the beds available. Children are counted in the occupancy. Misrepresentation may result in renters being asked to vacate the property without a refund.

Office Hours
    Our office is open Monday-Saturday from 9:00 AM until 5:00 PM.

Parking
    Be advised the parking capacity at the majority of our rental properties is 2 parking spaces.
    Specific questions on individual property parking can be addressed with one of our vacation specialists.

Payment Options
    VISA, MasterCard, Cashiers/Registered Check, Personal/Business Check, Money Order.

Pet Fees
    A pet fee of $25.00 will be charged for any accompanying pets, that are allowed only in the pet friendly accommodations.

Pets
    Absolutely no pets are allowed in our non-pet friendly units. Any pet found in or around any non-pet friendly unit will result in a forfeiture of your security deposit and will result in immediate eviction and forfeiture of all rents paid along with any damages that resulted because of pet. This rule is checked and strictly enforced.

Printing Errors
    The information pertaining to each rental was correct at press time. Sandiegovacation.com is not responsible for any changes made by rental owners which make the description incorrect, nor is Sandiegovacation.com responsible for any printing errors.

Refunds
    Simply stated, once you have entered into a contract to rent a property, you are binding yourself to that property for that time. There should be no exception of compensation or relocation because you don't like the property or something in the property isn't working to your satisfaction.
    Unlike a hotel, we cannot relocate you without specific authorization from the unit owner. As previously stated, we will make every effort to correct any malfunctions or problems encountered, but no refunds should be expected.

Reservation Fee
    All rentals require a reservation fee of $25.00. This fee is non-refundable and must be paid with the deposit of your rental.

Reservations
    Reservations can be made 6 days a week from 9:00 AM until 5:00 PM by mail (Sandiegovacation.com, 714 Seacoast Dr. Suite #114, Imperial Beach, CA 91932), by telephone, by internet, or in person.
    The booking deposit is due at time of booking. Full payment is due and must be received 60 days prior to your arrival. We do not send reminders.

Security Deposits
    All of the rentals in our program require a refund- able damage deposit. The purpose of this deposit is to allow the owner to recover some of the expenses incurred from obvious or malicious neglect or from additional cleaning required due to the tenant leaving the unit in abnormally dirty condition. The unit will be inspected after your check-out, and the deposit remitted within 21 days from date of departure.
    In lieu of a security deposit, sandiegovacation.com may offer a "Peace of Mind" Damage Deposit Waiver. This option allows you to obtain a protection policy that will cover up to $2,000 for accidental damage. This Damage Deposit Waiver does NOT cover intentional damage, excessive cleaning, plumbing stoppages, or payment of fines.

Taxes
    Local lodging tax is calculated on the basis of the gross amount of rent. These taxes are due with the balance or your rent, at a tax rate of 10%(subject to change).

Telephones/Long Distance Phone Calls
    Owners graciously provide telephones for your convenience and safety. Most of the home phones have a phone block and a long distance call, may only be accessed by a prepaid phone card.
